This home was clad with 30mm solid plaster over a backing board with no flashings around the aluminum windows… no wonder the owners felt an unrelenting dampness that only got worse over the years.

Before: There were no over hangs to the roof edge to provide protection to the windows tops. Water was found to be leaking behind the plaster cladding where the window edges junction with the plaster cladding.

Before: There were no expansion joints fitted to the plaster cladding. This caused the plaster to crack in random places. These cracks through the plaster allowed water to leak behind the plaster cladding causing the timber framing to rot.

After: We recladded the house with 200 x 25 painted bevel back timber weather boards on cavity. We added one extra roof tile to the roof edge to create an overhang to all roof edges. This provides protection to the tops of the windows preventing water from running onto the windows. We replaced the barrel dormer roof with a lean-to roof and created a roof overhang at the same time. We refitted the existing aluminum windows and rebuilt thefront porch roof and support column.

Before: This was the rear view of the house, featuring the pegola. Water leaked from around the second floor window, and had caused the timber framing to rot. Until the cladding was removed, there were no physical signs of the rot damage within the wall. However, we found plenty once the cladding was removed! It was good that we got to it when we did to prevent further damage.
