Thinking about the steps involved in creating your dream home can be overwhelming. We aim to make the process a little less so. Here are the standard series of steps we go through together to make your dream home a reality:

1 Ideas

You have some ideas regarding how you would like your home to be, and are thinking about building. But you don’t know where to go next?

2 Talk to UHB

We’ll meet with you and discuss your dreams and aspirations about a new build, alteration or renovation. We can tell you what’s possible and offer suggestions. We can talk in broad terms about the cost. Talk to UHB.

 

 
Sketch Drawings.png

3 Sketch Drawings

If you don’t have an architect or designer, we can arrange one to draft up some “sketch drawings”. Sketch drawings are basic floor plans and elevations that put your ideas on to paper so you can get an idea of how it will look and work.

4 Estimate of Cost

We arrange for a quantity surveyor to prepare an estimate of what the building work will cost based on the sketch drawings. At this point in the process, the sketches can be changed and the estimated cost changed along with it. Once you have settled on the sketch drawings and estimated cost, we can have the final detailed drawings completed. You can use this information to make arrangements for financing the building work.

5 Final Drawings

The final drawings are the detailed plans and specifications used to build from. They are submitted to council for the building consent. We use the same drawings to provide a quote for the work.

6 Building Contract

At this point in the process, you know what building work is to be done and how much it will cost. You will also have your finances in order. The next thing to do is sign a building contract and a Master Build 10 Year Guarantee.

 

 
7 Building Work.png

7 Building Work

With a building consent, signed building contract, finance and insurance in place, the building work can now proceed. We take care of all the building work, materials, subcontractors, engineers and council inspections. Along the way, there will be some decisions and choices to be made by you (e.g., colours, bathroom and kitchen fittings). We will advise you early on so you have time to make these selections and can even offer interior designer assistance.

8 Completion

When the building work is completed, everything will be operational and finished to the highest standard. We will ensure all the building work is signed off by Council and compliant with the Building Act.
