Remuera North

This home was clad with 30mm solid plaster over a backing board.

Before: Water had leaked behind the plaster cladding at the window sides and bottoms, through the roof, and at both balcony decks.

After: We replaced the rotten timber framing and reclad the home with 200 x 25 painted bevel back timber weather boards over a drained, vented cavity. As part of the repairs, we removed both of the leaking balcony decks and replaced them with roofs. We created a front porch to provide shelter to the front entrance doors that were weather damaged. We fixed the leaking roof and refitted the existing aluminum windows after resealing all the joints.

The Process: The building was fully scaffolded and wrapped to protect the building and allow work to continue in all weather conditions.

Before: Both balcony decks were leaking water in behind the plaster cladding and causing the timber frame to rot.

Before: This was the damage to one of the balcony decks due to water leaking through the plaster cladding. As you might’ve guessed by now, the rotting timber in this deck was so bad, it could have collapsed at any time!

The Process: All rotten timber framing was removed and replaced with new treated timber to current standards. Any undamaged existing timber framing was treated with 2 coats of wood preservative.

After: Balcony decks were replaced with concrete tile roofs after extensive repairs to the timber framing.

Before: From the outside, the deck didn’t look like it was leaking or rotten.

Before: Once the cladding had been removed, we found that there had been water leaking through the top of the solid plaster wall, trickling down inside the wall, and rotting the timber framing below.

After: New treated timber framing replaces all of the rotten framing.

The Process: New insulation and roofing fitted.

The Process: Building wrap, flashings, cavity battens, and windows installed ready for timber weather boards.
